  • A Study on the Overall Shanghai Residential Market

In the first quarter of 2010, the real estate sales went down but house prices were stable. The main reasons were the real estate regulation, short supply of newly opened projects, Chinese New Year holiday and other factors. The sales of overall residential property kept going down in January and February but in March it began stabilized. In this quarter, the first suite loan was further tightened. More and more potential buyers began “waiting and seeing”, which imposed more pressure on price reduction. In the high-end residential market, we could see a clear down in the sales, as the prices of high-end residential property were high and many buyers or investors began to “wait and see”. In the mid-end or low-end residential market, we could see a price discount or promotional incentive in some projects. However, the price discount or promotional plans were not common, because most real estate developers were cash-rich.

In the second quarter of 2010, both the supply and the sales of high-end residential property went down, due to the new real estate regulation. Although the central government issued a series of real estate tightening policies in early 2010, the house prices didn't go down in the first quarter. So in the April, the government issued a huge number of stricter regulatory policies to suppress those buyers who buy house for speculation or investment needs. In May, the residential property sales fell down to the rock bottom – the lowest point since 2006. Not only the policies began more and more tightened, but also the financial situation of real estate developers became increasingly tight. The house prices began going down from the beginning of May. And most developers cutted the prices to stimulate sales of their residential property projects.

In early 2010, Shanghai high-end residential rental market began recovering. Due to increasing demand and Shanghai expo, the supply of Shanghai high-end houses for rent in the first quarter of 2010 increased 10%, 594 newly increased high-end houses for rent, including Lanson Place Jin Qiao Residence and Casa Lakeville. As the economy got better gradually, the number of Shanghai expatriate staff working in multinational corporations returned to grow which drove the demands for leasing high-end residential property to rise.

  • Many expat tenants think if they rent a house in Shanghai, they must leave their personal living style behind. But actually, there are many ways you can bring your own flare into your rent house in Shanghai without violating your leasing contract. Even if your landlord is very tough, you can also easily make the rent house in Shanghai feel like your home. Here, I will give you some tips on how to decorate your rent house in an easy and possible way.

When you buy furniture for the rent house, please pick those pieces that can really attract your attention. For example, if you choose bold furniture, it will definitely attract your attention away from the features in your rent a house in Shanghai that you cannot change such as the floors and wall color. Many expats in Shanghai move very frequently across the world. Durable furniture will allow you to bring your personal style into each new rent house and no matter where you are, aggressive furniture can really display you personal style and make a rent house in Shanghai feel like your home. But you need to consider the type of house you will rent before buying furniture. For example, a large overstuffed sofa is comfortable and looks great in a large room but you will feel a bit cramped when you put it in a small rent house. Also, a very small couch will look lost in a large house.

  • Living in a Shanghai Old House: an exotic experience

Shanghai is an amazing city because it has a lot of historical house or old house. Each Shanghai old house has its own history or story. Although most of those Shanghai old houses for rent were built before 1949, it has always been popular among Shanghai expats.

What makes a Shanghai old house so attractive is often its architecture or its significance to the history of Shanghai. I offen heard from my foreign friends that it's so nice to dream to stay in a Shanghai old house, though it's sometimes a bit tough if you really live in it. But if you work with a reputable real estate agency to find a Shanghai old house to rent, they will solve those trifles or discomfort for you. It can save you a lot of time and effort that you should spend on living rather than solving problems.
